TLC Awards Contracts for Clifton Hill Project

TLC Healthcare has awarded the contract to build their latest 10-level residential aged care home and community health hub at Clifton Hill to Kane Constructions and principal consultants Baldasso Cortese. The awarding of these contracts paves the way for construction to begin at the site in December 2016.

The 10-level development located at 217-241 Queens Parade, Clifton Hill will provide:

  • 126 residential aged care beds, dining rooms, activity areas and outdoor spaces

  • underground car parking utilising a state-of-the-art automated parking system

  • short-term restorative care unit (subject to ACAR approval)

  • a community healthcare hub on the ground floor providing a medical centre, allied health services, a pharmacy and a pathology collection centre

  • a ground floor cafe  

TLC has also been in discussion with local resident groups about additional healthcare related services that would benefit the community.

CEO of TLC Healthcare, Lou Pascuzzi is delighted that construction can now commence at the site. “After a lengthy tendering process, it was my pleasure to award the construction contract for Clifton Hill to Kane Construction and principal consultants Baldasso Cortese. Both Kane Construction and Baldasso Cortese have extensive experience in inner-city high rise developments and will bring a fresh perspective to the construction of this unique project” said Lou.

The northern side of the City of Yarra council area is home to around 48,000 residents, approximately 5,000 of which are aged over 65. There are currently 580 resident care places in the area which is significantly deficient for a population of this size.

The lack of available development land in the area, and the floor space required to make a residential aged care development commercially viable, made a high-rise facility the obvious choice.

The Chief Executive Officer of TLC, Mr Lou Pascuzzi, said that providing residential aged care to people in their local communities must be a priority for the industry. “The Clifton Hill model will give people the opportunity to remain in the area where they have lived their lives, are familiar with the surroundings and have established social networks.

“The high-rise model of aged care is the only commercially viable option for highly-developed areas such as Clifton Hill. Developments of this kind also provide us with the opportunity to incorporate healthcare services that benefit both our residents and the wider community. The Clifton Hill location is also within easy access of nearby acute care facilities” said Lou.

The Clifton Hill development represents a $40m investment by TLC in providing much needed services to the local community and is scheduled to be completed and operational in early 2018.
